Eagles Landing

The Eagles Landing project in the City of Lathrop spans a 20.3-acre parcel and showcases K+W’s comprehensive expertise and managing every phase of the project, from initial entitlements to construction documentation and administration. From initial entitlements to construction documentation and administration, K+W managed every phase of the project. The development includes 95 single-family detached residential units, a 3-acre neighborhood park, a designated arterial road, and two commercial parcels for future development.

One of the project highlights is the 3-acre neighborhood park, which serves a dual purpose of recreation and bioretention. The park was designed in collaboration with KLA Landscape Architects to honor Indian remains found on-site. This integration involved careful coordination for grading and drainage, ensuring the historical significance of the site was respected while providing functional stormwater management for the subdivision. The bioretention basin was strategically included to meet the client's goal of avoiding bioretention placement at the subdivision entrance.

The project’s design strategies were innovative and effective. An overland release was required at the development entrance on Saddle Oak Drive which reduced the amount of fill needed. Two storm drain pumps were implemented to transport water to the bioretention basin within the park. A significant challenge was tying into existing utilities, including a 48-inch storm drain force main running along Saddle Oak Drive, which was achieved through strategic potholing and depth verification and ensured a successful utility connection.

The Eagles Landing project has been a testament to successful project management and client collaboration. The subdivision proceeded smoothly, on schedule, and within budget, with no back charges from the contractor. The client’s vision was honored throughout the project, with K+W maintaining comprehensive control of the site plan, resulting in seamless execution. Proper initial design and planning ensured that subsequent phases were well-coordinated and free of major complications.

By the anticipated completion in early 2026, K+W will have finalized 95 individual plot plans, highlighting the project’s thorough planning and execution. The Eagles Landing project is set to become a well-integrated community feature in the City of Lathrop, showcasing K+W’s commitment to excellence in civil engineering and sustainable development.
