The Esplanade at Madeira Ranch represents a new standard for active adult living in Elk Grove. As a gated 55+ community, the 62-acre Esplanade West portion of the larger development introduces 315 thoughtfully planned single-family lots, supported by the infrastructure and amenities needed to create a vibrant, long-lasting neighborhood. K+W’s civil engineering team was engaged to transform the previously entitled plans into a fully realized design through construction administration, ensuring that every detail—from utilities to community amenities—would support Taylor Morrison’s vision.

K+W prepared the final subdivision map, uncovering a 10-foot strip of unowned land within the site that required careful coordination with the title company, city surveyor, and client to resolve. Beyond mapping, K+W’s engineers reimagined key aspects of the approved entitlement design to optimize efficiency. By refining grading and street layouts, the team reduced sewer and storm drain infrastructure, delivering measurable cost savings while improving constructability. Off-site, K+W designed roadway widening and new sidewalks along Poppy Ridge Road, enhancing both safety and connectivity for future residents.

A major highlight of Phase 1—currently under construction and scheduled for completion in May 2026—is the development of the community center site. This centerpiece will become a social and recreational hub for residents, featuring a resort-style pool, bocce courts, dog park, outdoor stage, and dedicated golf cart parking. Designing this site demanded precise civil planning to seamlessly integrate these diverse elements into a fully ADA-compliant layout. K+W also collaborated extensively with the Fire Department to ensure 360-degree emergency access, balancing safety requirements with the community’s leisure-focused design.

To address the evolving residential market, K+W supported Taylor Morrison in restructuring the project into three phases, allowing flexibility within a fluctuating market dynamic. This adaptive approach, combined with K+W’s technical expertise and close collaboration with all stakeholders, has positioned Esplanade at Madeira Ranch to become a thriving, well-connected and community-oriented neighborhood.
