Race Street Residential Developments

Race Street Residential is a 16-acre transit-oriented community in Willow Glen comprised of high-density residential developments. The constructed developments include three luxury apartment complexes: Elements, a four-story, 243-unit complex on Parkmoor Avenue; Mosaic, a five-story, 386-unit complex on Race Street; and the Standard, a six-story, 190-unit complex on Lincoln Avenue. Kier + Wright provided civil engineering and land surveying services for the planning and construction of the three podium developments.

VTA light rail runs between the first two sites constructed. The developments required extensive coordination with the Valley Transportation Authority and with utility companies to acquire permitting.

Kier + Wright’s involvement with the Race Street Residential developments predates the recession. Following the economic downturn, Kier + Wright worked closely with the developer and the project architects to maintain and amend permits until economic conditions improved.

Services provided over the span of the project include zoning support, topographic survey, mapping, preparation of demolition plans, grading and drainage design, preparation of stormwater management plans, design of public and private street improvements, preparation of site utility plans, and construction staking.
