In Walnut Creek, a vision took shape to reimagine an aging medical facility into a vibrant home for an active 55+ community. Alliance Residential sought to create a senior living environment that balanced sophistication with accessibility—luxury without excess, comfort without compromise. A team of specialized designers and engineers worked to transform the hillside site into a place where residents could thrive.
The site itself brought challenges and opportunities. Perched beside a creek and on sloping terrain, it demanded careful grading to ensure a perfectly flat and accessible surface for every entrance. Walnut Creek’s stringent stormwater requirements forced inventive thinking. With almost no space to spare, the team integrated bioretention planters directly into the building edge and coordinated closely with Shelter, LLP and The Guzzardo Partnership to weave functional stormwater management seamlessly into the landscape design. Creativity became the foundation of compliance.
Infrastructure beneath the surface required just as much attention. Central San called for extensive updates to the street sewer system, sparking countless conversations and negotiations. Every detail had to be aligned, from utility coordination to joint trench planning, to make the project viable.
The project advanced through planning and secured approvals, a milestone that showcased the team’s ability to navigate complex requirements and deliver a viable design. The process became a case study in the power of collaboration, in navigating stringent municipal requirements, and in turning site constraints into opportunities for design innovation.
This effort brought together a strong team: Shelter, LLP leading the architectural vision, The Guzzardo Partnership shaping the outdoor spaces, Interface Engineering refining MEP systems, Peoples Associates tackling structural demands, and Oakmont Management Group preparing to bring the facility to life.
