Terraine | Block H

This planned residential development is comprised of a 17-story mixed-use rental residential high-rise with 320 rental homes and an 8-story parking structure. Designed by Studio Gang the project is composed of modern, open spaces with terraced courtyards, amenities, and 'treehouses' creating indoor/outdoor areas. The landscaping selected for this development uses primarily low water plants, reducing the overall water consumption of the building. The garage will be fully equipped with EV charging stations and bicycle parking to promote green transportation systems.

This high-end, sustainable rental residential development is targeting LEED Platinum by optimizing energy performance, providing open outdoor spaces, and reducing outdoor water use. In support of the project’s overall design vision, K+W developed a sustainable approach to grading design, utility design, and stormwater management consistent with the City of San Jose’s climate action goals and general sustainability practices.

Additionally, the development is proposing a cutting-edge black water system that will be shared with the neighboring building, another K+W project, called The Arbor, to further reduce water usage in both buildings. The proposed development will also feature terraced planters and an environmentally responsible façade to reduce solar radiation and heat exposure. Located at the corner of Terraine Street and Bassett Street in downtown San Jose, this new high-rise development will be a defining addition along the city’s skyline and Highway 87.
