ServiceNow’s 8.8-acre LEED-certified corporate headquarters on Lawson Lane in Santa Clara includes two five-story Class A office buildings, a two-story amenity building and a four-story parking structure. Kier + Wright provided civil engineering and land surveying services for the planning and construction of the corporate campus development.
Since the campus is located on a street connecting Central Expressway and San Tomas Expressway, the development required permitting with both the City of Santa Clara and the County of Santa Clara. Kier + Wright was responsible for all coordination with the City and the County needed to acquire sitework permits and street improvement permits.
Construction of the Lawson Lane campus began in 2008, but came to halt before the year ended. With the economy showing no sign of improvement, the developer opted to put the project on pause until economic conditions in the Valley improved. The partially constructed office building facing Central Expressway sat untouched until late 2011 after Silicon Valley’s commercial real estate market began heating back up.
Upon the 2011 restart, the project architect and general contractor changed. Kier + Wright’s history with the project, involvement in early planning approvals and knowledge of early construction decisions were instrumental during the final permitting and construction process.
The project achieved LEED Gold certification. Kier + Wright helped establish the site sustainability credits by completing stormwater management analysis and reports and by preparing extensive site design guidelines for attaining these credits. Kier + Wright designed multiple stormwater treatment systems that serve the site, including seven bio-retention basins, two bio-swales and a mechanical filtration system.
Kier + Wright’s scope included demolition plans, topographic survey, mapping, engineered site plan design for the parking lot, grading and drainage plans, off-site improvements, design of site utilities, and construction staking.
